Here’s Why Your Roof’s Leaking
1. Chimney leaks
Even though chimneys are made to keep out the elements, they could be the reason why you are having roof leaks. Especially during heavy rains, the outer structure of your chimney often retains water.
The shingles and flashing surrounding the chimney should be in a perfect working order. Two layers of flashing are applied on the overlapping areas of the chimney and roof, and sealed with a urethane caulk. Over time, this caulk loosens and creates a pocket for rainwater to seep in.
2. Plumbing leaks
The existence of vent caps for ventilation exhaust fans on the roof can also be the source of leaks. The air usually gets moistened in instances where the fan duct is not insulated. This can lead to condensation in the duct.
3. Flat roofs
Consider adding gutters and downspouts to ensure water runoff drains away from the foundation. These gutters and downspouts should be regularly cleaned to remove debris.
Always make regular inspections to make sure the eaves and flashings are in good standing.
The flat roof should be properly sealed too. Drip marks along walls and wet spots on ceilings will be a sure sign of leakage.
